If you decide to list your home with us as a full-service listing, there are many areas where we will assist you in making the process as clear and stress-free as possible.

WHAT PRICE SHOULD I ASK FOR MY HOME?

We know that you want to get the highest price possible. That’s why we research the current market to see what the highest reasonable price is. Here are a few hints on setting the right price:

  • Often, your home’s value depends on recent selling prices of comparable homes in your area. After reviewing the selling prices for such homes, the price is adjusted according to current market trends.
  • Buyers often look in the price range determined by their monthly ability and down payment.
  • Buyers are often very knowledgeable in their price range and often purchase by comparison. Unreasonable asking prices are an immediate turn-off.
  • Inviting a potential buyer to make an offer shows that you are willing to bargain. But if your asking price is outrageous, the buyer’s offer will most likely also be unreasonable.
  • It’s necessary to offer competitive pricing, terms, and conditions in your area. This will help you sell faster and get the full market value.

WILL YOU ASSIST ME WITH GETTING MY HOME READY FOR SALE?

We will give you a list (with expected costs and return on investment) of items we feel are necessary or suggested in getting your home ready for sale including staging tips, but we will rarely suggest items that require a large expense as these often do not pay for themselves upon the sale of your home.  By far the biggest return on your investment when selling your home is de-cluttering and cleaning your home, followed by repairing all items that are either in the process of being repaired or necessary to have your home functioning as it should. The next highest return on investment is touching up or repainting rooms and increasing your curb appeal by sprucing up your landscaping and making any needed exterior repairs or touch-ups (such as re-painting chipped or peeling paint).  

 Your best bet for selling your home is to make it look very inviting and warm without spending a lot of money. While certain updates and improvements may only appeal to certain buyers, a lower price appeals to EVERY Buyer!

The lower the sale price for your home, the more potential buyers you will have. You never want to spend so much improving your home that you feel you have to price it above what the market will bear just to recoup your investment. In the vast majority of cases, your home’s sale price will be limited by what other similar homes are selling for in your area, no matter how much money you throw into it.  All purchases with financing involved will normally require an appraisal comparing your home to other SOLD homes in the area, if your home is priced higher per above-grade square foot than the comparable homes in your area, it may not pass appraisal and you will have to lower your price or possibly lose the sale.
